Located at 509 Hunter St & 386 King St Newcastle, SKY Residences is a 189-luxury residential development in Newcastle NSW. With apartments ranging from studios through to large 4 bedrooms (48sqm - 192sqm) the development was designed to allow residents to take full advantage of the inner-city lifestyle its location encourages. SKY Residences include an array of incredible resident-only facilities not often seen together in Newcastle. These include outdoor heated pool (Level three podium), full size gymnasium and the rooftop - SKY Lounge. A luxurious indoor/outdoor entertaining space with BBQ’s, kitchenettes, fire pit and a suspended fireplace.
Consisting of three interconnecting buildings via the level three podium, with dual access via Hunter Street and King Street. The development was constructed over two stages from October 2019 to August 2022.
Stage One - Consists of the main SKY Tower and the Hunter Street Building connected via an internal bridge on level three. Stage One achieved OC in December 2021. The SKY Tower was the tallest building in Newcastle at the time standing 66m above ground with 19 floors above and 2 below. It features 113 apartments and all residential facilities. The Hunter Street building is three floors, with three apartments and a commercial space.
Stage Two - Consists of the King St building featuring 73 apartments over nine floors. Ground level also includes 2 large commercial spaces. Stage Two receive its occupation certificate in July 2022
The Sky Residences project features a number of innovative engineering feats. A one metre thick raft slab comprising 2000 cubic metres of concrete and 600 tonnes of steel supporting both towers. Basement excavation removed of 30,000 tonne of sand, supported by a Cutter Soil Mix (CSM) basement retaining wall featuring 300 steel beams and 1800 cubic metres of bespoke concrete mix. In total, the stage one tower includes 1,360 precast elements manufactured by Hunter Precast and 850 windows and frames manufactured by Hunter Windows, a true highlight of the efficiencies our integration with partners Hunter Construction Group affords our construction teams.
